Gaya Island Resort Kept Its MATTA Fair Rate Open: RM1,119 for Two Nights in Sabah, Every Meal Included

> Quick view: Gaya Island Resort took a MATTA Fair package to the 4 to 6 September 2026 fair at MITEC. The fair is over. The package is not. It still sits in the resort's own booking engine under an "Extended! Don't Miss Out!" ribbon, open to any Malaysian or Singaporean resident, with no fair code and nothing to prove. It is the standing Residents' Package with a flat RM300 removed, which on a two-night stay means every meal for two is included for about RM150 more than a room-and-breakfast rate.

The offer, and why it is still bookable

MATTA Fair ran at MITEC in Kuala Lumpur from 4 to 6 September 2026 and YTL Hotels took a booth to it. Most fair rates die with the fair. This one did not.

Open reservations.gayaislandresort.com, pick any two nights, and switch the results to the Packages view. Three packages appear. The middle card carries a ribbon reading Extended! Don't Miss Out! and is titled MATTA Fair Residents' Package, subtitled MATTA Fair Extravaganza 2026. There is no fair code, no voucher and no attendance check anywhere in the flow. You select it like any other rate.

One detail is easy to miss. The resort's standing Residents' Package is described as exclusive to residents of Malaysia, Singapore and Brunei. The MATTA version says residents of Malaysia and Singapore. Bruneian readers should assume they are on the standing rate.

The second thing worth knowing is where it lives. This package does not appear on gayaislandresort.com at all. The website's Special Offers page lists five offers, and the MATTA one is not among them. It exists only inside the booking engine, which is why almost nobody has noticed it is still open.

The numbers, checked on 7 September 2026

All prices below are per villa for a two-night stay for two adults, as quoted by the resort's own engine, before the 18% it adds as prevailing service charge and taxes.

For 15 to 17 October 2026, the cheapest villa the engine offered was the Canopy Villa:

• Villa and Fabulous Breakfast, the flexible rate: RM1,320
• The same rate with a free Preferred account signed in: RM1,122
• Advance Purchase, prepaid and booked at least 30 days ahead: RM990
• Be Rewarded, which adds RM500 of resort credit per night: RM1,320
• Residents' Package, all meals for two: RM1,419
• MATTA Fair Residents' Package, all meals for two: RM1,119

Move to a quieter date and the Bayu Villa, the entry category, opens up. For 12 to 14 January 2027:

• Villa and Fabulous Breakfast: RM1,200
• Preferred: RM1,020
• Advance Purchase: RM984
• Be Rewarded: RM1,200
• Residents' Package: RM1,299
• MATTA Fair Residents' Package: RM999

The pattern holds on both dates. The MATTA package is the Residents' Package with a flat RM300 taken off. It is not a percentage, and that matters more than it sounds.

For reference, the standing Residents' Package prices two nights at RM1,299 in a Bayu Villa, RM1,419 in a Canopy Villa, RM1,529 in a Kinabalu Villa and RM3,439 in the two-bedroom Suria Suite.

What the RM300 buys, counted in meals

The Residents' Package and the MATTA version include identical things: the villa, daily breakfast plus one set lunch and one set dinner for two people for every night of the stay, coffee, tea and drinking water at meals, in-room wifi, a guided nature walk with the resort's naturalist, and, because booking direct for two nights or more triggers the Book Direct benefit, return scheduled speedboat transfers from Jesselton Point.

Now set it against the cheapest room-style rate on the same dates. On 15 to 17 October, Advance Purchase is RM990 and includes breakfast for two. The MATTA package is RM1,119 and includes breakfast, set lunch and set dinner for two, on both nights.

With the 18% applied, that is RM1,168.20 against RM1,320.42. You are paying RM152.22 more for four extra sittings for two people each: two set lunches and two set dinners. That is roughly RM19 per person per meal, on an island you cannot walk off, where the alternative is ordering a la carte at the resort's own restaurants.

Against the standing Residents' Package on the same dates, the MATTA version saves RM354 once tax is counted, for a stay that is identical in every other respect.

Where the RM300 is worth the most

Because the discount is a flat sum rather than a percentage, it is worth proportionally more the cheaper the villa:

• Bayu Villa at RM1,299: RM300 is 23% off
• Canopy Villa at RM1,419: 21% off
• Kinabalu Villa at RM1,529: 20% off
• Suria Suite at RM3,439: under 9% off

If you are choosing between villa categories, the case for this package is strongest at the bottom of the list. Upgrading to a Kinabalu Villa for the Mount Kinabalu view costs the same RM110 extra whether or not the discount is applied, so the upgrade decision is a separate one and should be made on its own merits.

When another rate beats it

Two of the resort's own rates beat the MATTA package for particular travellers.

Be Rewarded is the one to look at if a spa day is part of the plan. It costs RM1,320 for the same two October nights and returns RM500 of resort credit for each night stayed, so RM1,000 across two nights, spendable on food and drink including alcohol, and on Spa Village treatments. The credit cannot touch the room rate, service charge, taxes or gratuities. It lands on your folio at check-out, and the resort's own worked example is blunt about the remainder: on a four-night stay with RM2,000 of credit, spending RM1,800 forfeits the last RM200. Unused credit expires at check-out, has no cash value and cannot be carried to a future stay. If you would genuinely spend RM1,000 on meals and treatments, Be Rewarded is the better buy. If you would not, you are prepaying for something you will hand back at the desk.

Be Rewarded has a second advantage that has nothing to do with money. It is prepaid but refundable up to 14 days before the original arrival date, and the resort allows up to seven date changes provided each is made at least seven days before arrival and the new stay falls within a year of the original date. The MATTA package, the Residents' Package and Advance Purchase are all full prepayment, non-refundable, no exceptions. On an island reached by a scheduled boat, in a country with a monsoon season, that is not an academic difference.

Advance Purchase is the cheapest way in for anyone who plans to take the 07:00 boat out, spend the day diving or in Kota Kinabalu, and come back for the night. It must be booked at least 30 days ahead. Note one oddity while you are there: the resort's own Advance Purchase page advertises "up to 10% off our Villa and Fabulous Breakfast rate", while the booking engine was showing 25% off for the October dates (RM1,320 down to RM990) and 18% off for January (RM1,200 down to RM984). The page understates its own offer, so price it in the engine rather than believing the description.

The costs that are not in the rate

Three additions sit outside every rate quoted above, and two of them catch people out.

• The engine adds 18% on top as prevailing service charge and taxes. On the RM1,119 October package that is RM201.42, and it is shown before you pay rather than sprung at check-out.
• Sabah Parks charges a conservation fee of RM35 for the first night and RM25 for each night after, per guest, children included, because the resort sits inside Tunku Abdul Rahman Marine Park. Two adults for two nights is RM120, collected at the resort.
• Tourism Tax is RM10 per villa per night, but Malaysian citizens and permanent residents are exempt. Bring the MyKad or MyPR: the resort's terms state that producing it at check-in is mandatory for citizenship identification. A Malaysian couple pays nothing here. A Singaporean couple pays RM20 for two nights.

So the honest all-in figure for two Malaysians in a Canopy Villa, 15 to 17 October 2026, on the MATTA package: RM1,119 plus RM201.42 plus RM120, or RM1,440.42, with every breakfast, lunch and dinner for both of you and the boat both ways already inside it.

Getting there is a timetable, not a taxi

The resort is about 15 minutes by speedboat from Jesselton Point in Kota Kinabalu, and the transfers included in the package are the scheduled sailings, not on-demand ones.

Boats leave Jesselton Point at 12:00, 14:00, 16:00, 18:00 and 21:00. They leave the resort at 07:00, 09:00, 11:30, 13:30, 15:30 and 17:30. Check in at the Gaya Lounge at least 20 minutes before departure.

Miss the last sailing and a private charter costs RM600 each way between 7am and 9pm, or RM800 each way between 9pm and 7am. Book your flight into Kota Kinabalu around the 12:00 or 14:00 boat rather than assuming the boat will wait.

Who should book it, and who should skip

Book it if you are a Malaysian or Singaporean couple who wants two or three nights where nothing needs deciding. Every meal is arranged, the boat is arranged, and at roughly RM720 a night all-in for two people including twelve meal covers, it is one of the few genuinely all-inclusive island rates in Sabah that a domestic traveller can actually book online at a published price.

Skip it if your dates are not firm. Non-refundable prepayment on a boat-served island in the wrong month is a real risk, and Be Rewarded exists precisely for that case at RM200 more. Skip it too if you are a big eater of Kota Kinabalu's seafood and intend to be off the island most of the day, because you will be paying for set meals you will not eat. And if you are a Bruneian resident, read the offer name carefully: this one lists Malaysia and Singapore only.

Fine print worth reading twice

• Minimum stay is two nights. There is no one-night version of this package.
• Maximum occupancy is two adults and two children aged 11 and under per villa, with a child surcharge. There is only one daybed per villa, so a second child shares the daybed or the king bed with parents. Two infants aged one and under stay free but count towards the occupancy cap, and a cot is subject to availability.
• The extra discount that Preferred, YTL's free membership tier, applies to other rates does not apply to this offer. Signing in will not take it lower.
• It cannot be combined with any other offer, and it is not available to groups above six rooms.
• The rate cannot be applied retroactively to a booking you have already made.
• No end date is published anywhere. Checking the engine on 7 September 2026, the package was offered for stays in October 2026, January 2027 and March 2027, and had disappeared for June 2027 dates. There is a cut-off somewhere in that gap and the resort is not saying where, so treat it as live until it is not.
