> Quick view: the MATTA Fair Residents' Package that Gaya Island Resort kept selling after the fair has closed. And the prices we first published for it were per night, not per stay, so every total in our 7 September version was half what it should have been. The rate still on sale is the standing Residents' Package, from RM1,299 a night with every meal for two. Two nights for a Malaysian couple come to RM3,185.64 all in.

Update, 13 September 2026: two corrections

We re-ran Gaya Island Resort's own booking engine on 13 September 2026, and both findings change what this article should tell you.

The MATTA Fair rate is gone. On 7 September the package sat in the Packages view with an "Extended! Don't Miss Out!" ribbon. On 13 September we searched the same two stays we had priced it on, 15 to 17 October 2026 and 12 to 14 January 2027, and the Packages view showed two cards only: the standing Residents' Package and Be Rewarded. The resort never published an end date, so we cannot tell you which day it closed.

Our prices were per night. The engine shows each price as an average per night, and we had presented those figures as two-night totals. The booking summary settles it: selecting a Canopy Villa on the Residents' Package for 15 to 17 October returns "MYR 1419.00 x 2 Nights", a total of MYR 2,838. The rate we advertised as RM1,119 for two nights was RM1,119 a night, or RM2,238 for two. Every number below is now stated per night, and every stay total has been doubled. If you budgeted from our first version, budget again.

What is still on sale: the Residents' Package

The Residents' Package is listed on the resort's Special Offers page alongside Be Rewarded, Advance Purchase, Villa and Fabulous Breakfast and The Wildlife Wonders. It is exclusive to residents of Malaysia, Singapore and Brunei, and for every night of the stay it includes:

  • the villa
  • one breakfast, one set lunch and one set dinner for two people, at selected restaurants, with coffee, tea and drinking water at meals
  • in-room wireless internet
  • a guided nature walk with the resident naturalist, subject to availability
  • return scheduled speedboat transfers from Jesselton Point, because booking direct for two nights or more triggers the resort's Book Direct benefit

Nightly rates quoted by the engine on 13 September 2026, per villa, before the 18% service charge and taxes:

  • Bayu Villa: RM1,299 (offered for 12 to 14 January 2027; it did not appear for the October dates)
  • Canopy Villa: RM1,419 (both date ranges)
  • Kinabalu Villa: RM1,529 (both date ranges)
  • Suria Suite, two bedrooms: RM3,439 (October, flagged "Only 1 Room Left")

These are the same nightly figures the engine showed on 7 September, so the rate itself has not moved.

Re-checked 25 September 2026: for 15 to 17 October 2026 the engine still quoted the Canopy Villa at RM1,419 a night and the Suria Suite at RM3,439, with Be Rewarded at RM1,320 a night. The Packages view still showed only the Residents' Package and Be Rewarded, the Residents' Package page carries the same terms (two-night minimum, full non-refundable prepayment, the same Tourism Tax and conservation fee), and the MATTA Fair rate has not come back.

What two nights really cost

Take two Malaysian adults in a Bayu Villa for 12 to 14 January 2027:

  • Villa and meals: RM1,299 x 2 = RM2,598
  • Service charge and taxes at 18%, which the engine shows before you pay: RM467.64
  • Sabah Parks conservation fee, collected at the resort because it sits inside Tunku Abdul Rahman Marine Park: RM35 for the first night and RM25 for each night after, per guest, children included, so RM120 for two
  • Tourism Tax of RM10 per villa per night: RM0, because Malaysian citizens and permanent residents are exempt on producing a MyKad or MyPR at check-in

That is RM3,185.64, or about RM1,593 a night, for two people with every meal and the boat both ways. A Singaporean couple on the same dates pays the RM20 Tourism Tax on top, RM3,205.64.

In a Canopy Villa for 15 to 17 October 2026 the same sum is RM2,838 plus RM510.84 plus RM120, or RM3,468.84.

Against every other rate on the same January dates

All per villa per night before 18%, read from the engine on 13 September 2026 for 12 to 14 January 2027, Bayu Villa:

  • Advance Purchase, prepaid, booked at least 30 days ahead, with breakfast: RM984
  • Villa and Fabulous Breakfast with a free YTL Preferred account signed in: RM1,020
  • Villa and Fabulous Breakfast, the flexible rate: RM1,200
  • Be Rewarded, with RM500 resort credit per night: RM1,200
  • Residents' Package, all meals: RM1,299

For two nights including the 18%, before the RM120 conservation fee that every rate pays: Advance Purchase RM2,322.24, Preferred RM2,407.20, Villa and Fabulous Breakfast or Be Rewarded RM2,832, Residents' Package RM3,065.64.

What the set meals actually cost you

Against Advance Purchase, the cheapest breakfast-included rate, the Residents' Package costs RM743.40 more over two nights with tax. That buys two set lunches and two set dinners for two people, eight covers in all, which works out to about RM93 per person per meal. Our first version put this at RM19 a meal. That figure came from reading nightly prices as stay totals, and it was wrong.

RM93 a head for a set lunch or dinner is not a bargain. It is a convenience price on an island you reach by scheduled boat, where the practical alternative is ordering from the resort's own menus. Whether it is worth it depends on whether you would eat every one of those meals at the resort anyway.

When Be Rewarded is the better buy

On the January dates, Be Rewarded is RM233.64 cheaper than the Residents' Package for two nights with tax, and it returns RM500 of resort credit for each night stayed: RM1,000 across a two-night stay, spendable on food and drink including alcohol, and on Spa Village treatments. The gap is identical in October, where a Canopy Villa is RM1,320 a night on Be Rewarded against RM1,419 on the Residents' Package.

Read its terms before you count the credit as cash. It cannot be used towards the room rate, prevailing service charge and taxes, or gratuities. It is applied to your folio at check-out, and whatever is left is forfeited: it has no cash value and cannot be carried to a future stay. Be Rewarded's package card lists the credit, the speedboat transfers and the nature walk, but it does not list breakfast, so plan on paying for breakfast out of the credit.

What Be Rewarded does have is flexibility. It is prepaid but refundable up to 14 days before the original arrival date. The Residents' Package and Advance Purchase are full prepayment, non-refundable. On an island reached by a scheduled boat, that is a real difference.

The simple rule: if the two of you would spend at least RM1,000 on the resort's food, drink or spa across two days, Be Rewarded is cheaper and cancellable. If you would rather not keep count, or you want every meal settled before you land, the Residents' Package is the one.

Getting there is a timetable

The resort is about 15 minutes by speedboat from Jesselton Point in Kota Kinabalu, and the transfers included in both packages are scheduled sailings.

Boats leave Jesselton Point at 12:00, 14:00, 16:00, 18:00 and 21:00, and leave the resort at 07:00, 09:00, 11:30, 13:30, 15:30 and 17:30. Check in at the Gaya Lounge at least 20 minutes before departure. Miss the last sailing and a chartered boat costs RM600 each way between 7am and 9pm, or RM800 each way between 9pm and 7am, so book your flight into Kota Kinabalu around the 12:00 or 14:00 boat.

Who should book it, and who should skip

Book the Residents' Package if you are a resident of Malaysia, Singapore or Brunei, your dates are fixed, and you want two or three nights with every meal and the boat already arranged at a price you can see before you pay.

Skip it if your dates might move, because the payment is not coming back. Skip it if you plan to spend your days off the island in Kota Kinabalu, because you will pay about RM93 a head for set lunches you will not eat. And skip it if you are a spa-and-cocktails couple, because Be Rewarded's RM1,000 credit covers that better for less.

Fine print worth reading twice

  • Minimum stay is two nights.
  • Maximum occupancy is two adults and two children aged 11 and under per villa, with a child surcharge. One daybed per villa, so a second child shares the daybed or the king bed. Infants aged one and under stay free but count towards the cap, and a cot is subject to availability.
  • Full pre-payment at booking, non-refundable.
  • It cannot be combined with any other offer and is not for groups above six rooms.
  • The resort's terms add that early departure fees may apply and rates are subject to change.

What the MATTA Fair rate was, for the record

Gaya Island Resort's parent, YTL Hotels, took the package to MATTA Fair at MITEC in Kuala Lumpur from 4 to 6 September 2026. Titled MATTA Fair Residents' Package and subtitled MATTA Fair Extravaganza 2026, it was the Residents' Package with RM300 taken off every night, and it needed no fair code or proof of attendance. Unlike the standing package, it named residents of Malaysia and Singapore only.

On 7 September it priced a Canopy Villa at RM1,119 a night for 15 to 17 October 2026 and a Bayu Villa at RM999 a night for 12 to 14 January 2027. It was bookable for October 2026, January 2027 and March 2027 stays, and was already absent for June 2027. For two Malaysians in that October Canopy Villa it would have come to RM2,238 plus RM402.84 in tax plus RM120, or RM2,760.84, which is RM708 less than the same stay on the Residents' Package today. By 13 September it was gone.
