> Quick view: nine Port Dickson resorts, every rate, package price, room count, address and check-in time re-read from the properties' own websites on 7 September 2026 — the day after MATTA Fair 2026 closed. Where a resort publishes no rate, this piece says so rather than quoting an OTA number back at you.

The honest thing about Port Dickson first

The sea at Port Dickson is not the reason to go. This stretch of the Straits of Malacca carries silt from the whole west coast, the water reads brown-green rather than turquoise, and any review that pretends otherwise is selling something. What PD has instead is the thing that actually decides a family weekend: it is the closest real coastline to the Klang Valley, close enough that you leave after breakfast and are in the pool by lunch, and it has spent thirty years building resorts around that fact.

Which reframes the whole booking decision. In Langkawi or Perhentian you book the sea. In Port Dickson you book the water attached to your room — a private villa pool, a chalet on stilts, a lagoon pool with slides, or a boardwalk over the shallows. Sort the nine resorts by that one variable and the price ladder suddenly makes sense.

Tier one — the water is inside your room

The two Lexis properties put a private pool in every villa, which is the single biggest structural difference in Port Dickson accommodation and the reason their published rates start where they do.

Grand Lexis Port Dickson is the value entry to that idea. Its own booking page starts a Deluxe Pool Villa at RM297, and the ladder climbs in clear steps: RM370 for the Garden Pool Villas, RM480 Executive Pool Villa, RM540 Grand Garden Pool Villa, RM558 Deluxe Suite, RM690 Grand Pool Villa, RM698 Sky Pool Villa, RM763.20 Premium Pool Villa, RM1,260 Premier Suite and RM1,460 for the two-bedroom Sky Pool Grand Villa. Thirteen room types, one idea.

That ladder has moved since August, and not all in one direction. The Deluxe Pool Villa fell from RM330 to RM297 — a straight 10% cut and now the cheapest private-pool villa in Port Dickson by a wide margin — while the middle of the range went up: the Deluxe Suite from RM430 to RM558 and the Sky Pool Villa from RM540 to RM698. If you priced this resort a fortnight ago and wrote down a number, re-check it before you book.

Lexis Hibiscus Port Dickson is the newer, larger sister on the hibiscus-shaped reclaimed peninsula, and its floor is roughly double: RM701.10 for an Executive Pool Villa or a Sky Pool Villa, RM760.95 Premium Pool Villa, RM846.45 with a beach view, RM931.95 with a sea view, RM974.70 to RM1,145.70 for the Panorama Pool Villas, then RM3,000 Royal Suite, RM4,800 Imperial Suite and RM7,800 Presidential Suite.

Avillion Port Dickson sells the other version of private water, and it is the more interesting one. The signature Water Chalets sit on stilts above the Straits, reached by timber walkways, and they start at RM280 — the same as a Garden Chalet on land. Move outward and the price moves: RM500 for a Premium Water Chalet furthest out to sea with an open-sky shower, RM880 for a one-bedroom Water Villa with a jacuzzi tub, RM1,030 for two bedrooms and RM2,500 for the three-bedroom Ultimate Water Villa with a study and mini kitchen. Its cheapest room, a sea-facing Superior at RM190, is the lowest published rate in this comparison.

Lexis Port Dickson is the resort that gets left off these lists, and its absence is where the "only Avillion has water chalets" line comes from. It is a 242-room water-chalet resort at Batu 2, Jalan Seremban, its chalets on the same stilts over the same Straits, and it publishes rates too: RM290 for a Premium Tower Room on the 5th to 11th floors, RM288 for a 418 sq ft Deluxe Water Chalet, RM333 for a 510 sq ft Executive Water Chalet and RM432 for the 605 sq ft Premium Water Chalet that sleeps four. All three chalet rates came down about 10% between late August and early September, which produces the oddity that the over-water chalet is now RM2 cheaper than the tower room on dry land. Check-in 3pm, check-out 11am. Read against Avillion, the two answer different questions: Avillion's chalet is cheaper to enter (RM280) and built for two; Lexis PD's top chalet is bigger and takes a family of four for RM432.

Tier two — the water is shared, and that is fine

The other five publish no nightly room rate on their own sites, which is normal for Malaysian resorts. Two of them do publish firm package prices, though, which is worth correcting up front: Thistle prices whole stay packages down to the ringgit, and Corus Paradise advertises a weekday room promotion and a full coffee-house price list. Only three of the nine — AnCasa, Pacific Regency and Klana Beach — publish no price of any kind. Details and dates are in the discounts section below; what follows is what the water looks like.

  • Thistle Port Dickson Resort sits on 36 hectares at Teluk Kemang with cascading pools running down to a private beach. Rooms start at 41 sqm — Deluxe Garden — with a 41.5 sqm Deluxe Seafront, family rooms fitted with double-decker bunk beds, and suites up to Presidential. It is also the only resort here running a certified SWAT Camp team-building programme, which tells you who fills it midweek — and the only non-Lexis resort on this list that prices its packages publicly, from RM499 nett for a midweek night with dinner.
  • Corus Paradise Resort has 200 en-suite bedrooms across Deluxe, Superior, Junior Suite and Signature Suite, a cascading waterfall in the lobby, an outdoor pool with slides, two restaurants — Dickson's Coffeehouse and Laguna — and event space for up to 300. It is the cheapest advertised night in this comparison: a Superior Room with breakfast for two on its weekday promotion is RM145 for two days and one night.
  • Klana Beach Resort is the most straightforwardly family-shaped: a pool with a blue children's slide, a 300-metre boardwalk, a BBQ pit, free parking and direct access to Pantai Teluk Kemang and Pantai Seri Purnama.
  • Pacific Regency Beach Resort brings 165 guestrooms and suites above Teluk Kemang, and the widest room-size range in PD: a 22–25 sqm Superior at one end, an 87–89 sqm Studio Loft in the middle, and a 520–530 sqm Istana Penthouse at the top.
  • AnCasa Resort Port Dickson is not really a hotel at all but 170 serviced apartments — one bedroom at 50 sqm sleeping two, two bedrooms at 80 sqm sleeping four, three bedrooms at 110 sqm sleeping six — a stone's throw from Teluk Kemang beach, with a large outdoor pool, spa, Saffron Brasserie and Cinnamon Cafe.

Two things to check before you book

The mile markers are the addresses. Port Dickson is strung along one coastal road and everyone navigates by distance markers rather than street names. Avillion is at 3rd Mile, Jalan Pantai; Klana Beach is at Batu 8, Jalan Pantai; AnCasa is at 8½ Jalan Pantai Teluk Kemang; Thistle sits out at KM16. Teluk Kemang is the busy middle, with the food stalls and the public beach; the further out you go towards Tanjung Tuan the quieter it gets. Lexis Hibiscus publishes its own distances — Blue Lagoon Beach 3.7 km, the Rachado Lighthouse at Tanjung Tuan about seven minutes' drive.

The extras that are not in the headline rate. Every Port Dickson stay now carries a Fi Lestari environmental fee of RM4 per room per night, collected at check-in and not included in any quoted rate. AnCasa publishes it on its front page as a Port Dickson Municipal Council requirement effective 1 November 2025; Lexis Hotel Group states the same RM4 in its own booking terms and attributes it to a Negeri Sembilan state directive. So it is a district-wide levy, not one resort’s surcharge — assume it applies wherever you book. Foreign passport holders also pay the federal Tourism Tax of RM10 per room per night; Malaysians and permanent residents are exempt. Both Lexis properties run 3pm check-in and 11am check-out, an hour tighter at the back end than AnCasa's noon, which matters if you are driving back to KL after a late breakfast.

The current discounts, with dates

MATTA Fair 2026 is over. It ran 4 to 6 September 2026 at MITEC Kuala Lumpur and closed on the Sunday evening, and Lexis Hotel Group's booth 1Q25 closed with it. What did not close is the voucher itself: every e-Room Voucher sold at that booth is valid for one year from the date of purchase, usable on any date inside that window with no peak-season or weekend surcharge. If you bought one, this is what you are holding — room-only, two persons, one night, nett:

  • Lexis Hibiscus Port Dickson — Sky Pool Villa RM580, Premium Pool Villa RM680
  • Grand Lexis Port Dickson — Deluxe Suite RM480, Sky Pool Villa RM480, Premium Pool Villa RM580
  • Lexis Port Dickson — Premium Tower Room RM200, Premium Water Chalet RM300

To redeem, book at least seven days ahead, quote the voucher number and bring a printout to check-in. A confirmed booking cannot be amended and a no-show voids the voucher. A guaranteed-view room costs a further RM100 to RM200 nett per night, maximum occupancy is four, and no Lexis hotel offers an extra bed. If you also bought the RM50 nett breakfast voucher, it saves RM25 at Lexis Hibiscus (RM75 walk-in) and RM15 at Grand Lexis (RM65) — and nothing at all at Lexis Port Dickson, where walk-in breakfast is exactly RM50.

If you missed the fair, note that the campaign page is still online but the offer is not. Lexis's MATTA Fair page still renders the full price table on all three Port Dickson hosts, which is why those numbers keep circulating; the booth they point at is gone. There is no online fallback either — the group's own e-voucher shop at shop.lexis.my was showing no products at all when we checked.

What replaced it is quieter, open to everyone, and runs until 15 December 2026: the Tropical Escape offer. Both Lexis pool-villa properties run it under the same name, and this is the part neither page tells you — Grand Lexis's version has materially better terms than Lexis Hibiscus's:

  • Book Early & Save — up to 15% off the Best Available Rate when you book at least 30 days ahead, breakfast for two included. At Grand Lexis it applies to all room types; at Lexis Hibiscus the Royal, Imperial and Presidential Suites are excluded.
  • Stay More for Less — up to 5% off plus a complimentary KLIA Terminal 1 or 2 transfer for two, breakfast included. At Grand Lexis the one-way transfer starts at 2 nights and 3 nights or more earns the return trip; at Lexis Hibiscus you need 3 nights for one-way and 4 nights or more for the return.

So if the offer is what decides it, Grand Lexis hands you the airport transfer a night earlier and puts every room type inside the discount. Both are non-cancellable and non-amendable once confirmed, and blackout dates apply.

Grand Lexis also runs a Family Getaway Package — three days, two nights in an Executive Pool Villa, Grand Pool Villa or Deluxe Suite, daily breakfast for two adults and two children at Roselle Coffee House, a 30-minute bicycle ride, a 30-minute Crazy Cart ride for the two children and RM100 nett of F&B credit for Roselle or the UMI Japanese restaurant. Book at least three days ahead; the credit excludes alcohol and tobacco and cannot be combined with another promotion.

Lexis Port Dickson's own rates have quietly dropped about 10% on the water chalets since we last read them in August — Deluxe Water Chalet RM320 to RM288, Executive RM370 to RM333, Premium RM480 to RM432 — while the Premium Tower Room held at RM290. The odd consequence is that the cheapest over-water chalet in Port Dickson now costs less than the tower room above it. Its standing Book Best Flexible Rate is also the most forgiving booking on this page: breakfast for two on every room type and free cancellation up to 14 days before arrival, where every other Lexis offer here is locked once confirmed.

Two of the "no published rate" resorts do publish prices — just not room rates. Thistle and Corus Paradise both price whole packages on their own sites, which is more useful than a nightly rate because you can see exactly what is inside.

Thistle Port Dickson lists nine live packages, and three carry firm numbers:

  • Midweek Romance Escape — RM499 nett. One night, daily breakfast for two, a candlelit dinner for two and a guaranteed 3.00pm late check-out. Weekdays only; booking and stay period 10 May to 3 December 2026; non-cancellable and non-refundable.
  • Thistle Adventure Escape — three tiers, each with breakfast and an Unlimited Package of banana boat, donut ride, band wagon, one piloted jet-ski session and one ATV jungle ride for two: RM510 nett for a Sea View room with breakfast for two, RM730 nett for a Garden View room with breakfast for four, and RM830 nett for a Sea View room with breakfast for four. Valid 1 April to 31 December 2026.
  • Jiwa Malaysia Escape, its Merdeka package, runs 15 August to 16 September 2026: stay with daily breakfast, an RM31 dining credit and a choice of watersports or an ATV jungle trail. Weekdays only, book three days ahead.

Four more — Taste of Chinoise (stay plus a Chinese dinner set for two, to 31 December 2026), Paddle & Escape (kayak for two), the Fly & Stay Weekday Escape and Paddle, Fly & Stay (flying fox, weekdays to 31 December 2026) — publish full inclusions but no price.

Corus Paradise advertises an October Weekday Room Promotion at RM145 for two days and one night in a Superior Room with breakfast for two, Sunday to Thursday only. Its page does not state a year, so confirm it on 06-647 7600 before you plan around it. Its coffee-house price list is unambiguous, though: Set Kari Kepala Ikan RM140 for four, Hainan chicken chop RM23, Hawaiian chicken pizza RM24, mee goreng mamak and Chinese fried kuey teow RM16 each.

AnCasa's best offer is one most readers will not qualify for, and is worth knowing about if you do. The 'Jasa Bakti' Special gives Malaysian government retirees up to 25% off accommodation and 20% off dining and golf across AnCasa Hotels & Resorts. You need a JPA retiree card and MyKad at check-in; the booking name, checking-in guest and cardholder must all be the same retiree; it is one room or apartment per stay; and it must be booked direct, because OTA bookings do not qualify. Stay three consecutive nights on a room-only rate and buffet breakfast for two adults is added free. AnCasa also prices two things anyone can walk in and order: English Tea at RM35 per set and AnCasa Chicken Rice at RM15, both daily 11am to 8pm.

Pacific Regency and Klana Beach publish nothing at all, and their own pages say so. Pacific Regency's Special Offers page is empty and its booking instruction is a single line of text — email prpd.rsvn@pacific-regency.com — under a footer still dated 2021. Klana Beach's Promotion page has three tabs, Room Promotion, F&B Promotion and Others, and all three are empty. Phone or email is the only route to a number at either.

Avillion has nothing new after the fair. Its offers page still lists the MATTA Fair 2026 entry as its most recent stay deal, and every entry's detail link redirects to the group homepage rather than opening, so there are no terms to read. Its published room rates are unchanged.

How to pick, in one paragraph each

Travelling with small children? Klana Beach or Corus Paradise — a shallow shared pool with a slide beats a deep private one, and both sit on the busy Teluk Kemang stretch where a bad-weather afternoon has somewhere to go.

Want the room to be the holiday? Avillion's Water Chalet from RM280 is the most memorable night in Port Dickson at that money. If four of you need to fit inside one over-water room, Lexis Port Dickson's 605 sq ft Premium Water Chalet at RM432 is the version that does it — the two resorts are the only over-water rooms on this coast, and they are not competing for the same booking.

Travelling as two families, or with grandparents? AnCasa's three-bedroom, 110 sqm apartment sleeping six, with a kitchen, is cheaper and calmer than three hotel rooms — and Pacific Regency's Studio Loft and Seri Menanti Suites cover the same brief with a hotel's service.

Want the private pool without the Lexis Hibiscus price? Grand Lexis at RM297 is the answer, and it is the single best-value published rate in Port Dickson right now — book 30 days out under Tropical Escape and up to 15% comes off it, with breakfast for two thrown in.

Booking a company retreat? Thistle, for the 36 hectares and the certified SWAT Camp, or Corus Paradise for a 300-seat function room attached to 200 rooms.

Two adults, midweek, and you want the whole evening handled? Thistle's Midweek Romance Escape at RM499 nett is the only package in Port Dickson that bundles a night, breakfast for two, a candlelit dinner and a 3pm check-out at a stated price — and it stops on 3 December 2026.

A retired civil servant in the party? Book AnCasa direct and claim the 'Jasa Bakti' rate — up to 25% off the room and 20% off dining, plus free breakfast for two on a three-night room-only stay. Bring the JPA retiree card; an OTA booking forfeits all of it.

Holding a MATTA Fair voucher? You have until the same date next year to use it, so work out the gap before you redeem. Lexis PD's Premium Tower Room voucher at RM200 nett against a live RM290 is still comfortably ahead; Grand Lexis's Deluxe Suite voucher at RM480 has actually improved, because that room now lists at RM558 rather than the RM430 it showed in August. Its Sky Pool Villa voucher, also RM480, is now RM218 under the live rate. Redeem seven days ahead with the printout, and skip the breakfast voucher at Lexis Port Dickson — walk-in breakfast there costs the same RM50.
