Flooring is the one renovation line that looks easy to compare. Everybody quotes per square foot, the numbers all sit between RM3 and RM12, and a 900 square foot apartment multiplies out in your head in about four seconds.
Then the quotation arrives and it is nearly double.
The reason is not that anybody lied. It is that a per square foot flooring rate covers the plank and the labour to click it together, and almost nothing else. The tiles underneath still have to come off. The slab underneath those is rarely flat enough. The skirting has to be replaced because the old one no longer meets the new floor height. And the herringbone pattern somebody fell in love with on Instagram generates far more offcuts than a straight lay.
On 16 September 2026 we read eight flooring suppliers serving Kuala Lumpur and the Klang Valley on their own websites. Two of them publish real prices. One publishes per design product prices. Five publish none at all, which is itself worth knowing before you spend a Saturday driving to showrooms.
A note on the search results, because it affects how you research this. Several of the highest ranking pages for flooring prices in Malaysia belong to lead generation and comparison sites rather than to flooring companies. They will take your details and pass them on. The eight below are operators with a registered company number and an address you can drive to.
What the per square foot number actually buys
Unique Home's rate card is the most complete published in the Klang Valley, and it is useful precisely because it separates supply from installation on every line.
Vinyl 3mm is RM3.20 supply plus RM1.50 installation, RM4.70 fitted. Vinyl click 5mm is RM5.50 plus RM1.50, RM7.00 fitted. SPC 4+1mm with lami foam backing is RM4.00 plus RM1.50, RM5.50 fitted. The ladder climbs through 5+1mm at RM6.00 and 6+1mm at RM6.50 to 7.5mm IXPE at RM7.50 and 10mm IXPE at RM11.50. Herringbone is priced separately at RM7.50 for 4.5+1mm and RM8.50 for 5.5+1mm, with the installation share rising to RM2.50 because the pattern is slower to lay.
That is the whole job only if your floor is already bare, flat and skirted.
The four extras
Unique Home publishes these on the same page, which is unusual and makes them the cleanest published benchmark in the Klang Valley:
- Floor hacking, removing existing tiles, RM2.00 to RM3.00 a square foot.
- Subfloor levelling, RM1.50 to RM3.00 a square foot.
- Skirting board, RM1.50 to RM3.00 supply plus RM1.00 installation, so RM2.50 to RM4.00.
- Stair nosing, RM8.00 to RM15.00 supply plus RM5.00 installation, so RM13.00 to RM20.00.
One caution on the last two. The table states that all prices are per square foot, but skirting and stair nosing are normally quoted per running foot in the trade. Confirm the unit when the quotation is issued, because the two produce very different totals on the same job.
Then there is wastage. Citra Aladdin states an allowance of roughly 5% for a standard layout and says complex layouts require a higher allowance. On a 900 square foot floor that is 45 square feet of material you pay for and never see.
A worked example: 900 square feet
Take a 900 square foot apartment with existing ceramic tiles, going to SPC 5+1mm.
The flooring itself at Unique Home's RM6.00 fitted is RM5,400. Add 5% wastage on the supply portion, 45 square feet at RM4.50, and that is RM202.50.
Hacking the old tiles at RM2.00 to RM3.00 adds RM1,800 to RM2,700. Levelling the slab at RM1.50 to RM3.00 adds RM1,350 to RM2,700, and on an older unit you rarely get to skip it.
That is RM8,752 to RM11,002 before a single foot of skirting. The RM5,400 number you started with was, at best, half the job.
If the floor is already bare and level, for example in a new handover unit, none of that applies and the RM5,400 stands. Which is exactly why the first question to any supplier is not "how much per foot" but "what is the condition of my subfloor, and what does that add".
Supply only, or supply and install
Both approaches are live in the Klang Valley and the price pages reflect it.
Citra Aladdin's ladder, from RM2.87 a square foot for 4.0mm SPC through RM3.50 for 4.5mm, RM4.00 for 5.0mm and RM5.70 for 6.5mm, with herringbone at RM5.20 and RM6.00, is offered as supply only or supply plus install, with levelling and existing floor removal as optional add ons. HNK Flooring in Sungai Buloh prices by product design instead, at RM3.90 a square foot across its 4.5mm and 5.1mm SPC ranges, RM4.70 for 6.1mm, and RM5.00 to RM5.20 for the 7.1mm micro cement and concrete cement designs, which reads as a material price.
Unique Home's card shows how big the labour share is, because it splits every fitted rate into material and installation. SPC 4+1mm is RM4.00 material plus RM1.50 installation, 7.5mm and 10mm IXPE carry RM2.00 installation, herringbone RM2.50, and skirting RM1.00 a foot on top of RM1.50 to RM3.00 of material. On a standard plank, roughly a quarter of the fitted price is the fitter.
Supply only is cheaper on paper and makes sense if you already have a contractor. The catch is the warranty. When the material and the labour come from two companies, a lifting plank turns into an argument about whether the subfloor or the product failed, and the one document that settles it is the workmanship warranty.
What changed on 24 October 2026
We re-read every price page on 24 October 2026. Two moved. HNK Flooring cut its 4.5mm SPC range from RM4.20 to RM3.90 a square foot and now lists 5.1mm at RM3.90, 6.1mm at RM4.70 and 7.1mm micro cement at RM5.00, while the 7.1mm concrete cement designs stay at RM5.20. Citra Aladdin's 6.5mm SPC went up from RM5.60 to RM5.70. Unique Home's full rate card is unchanged, from RM4.70 fitted for 3mm vinyl to RM11.50 for 10mm IXPE, and so are its hacking, levelling, skirting and stair nosing rates. All eight supplier sites were live on the day.
How to pick, in five questions
Is the price supply only or supply and install? A RM3.90 material price and a RM5.50 fitted price are not competitors. They are different products.
Who prices the preparation? Hacking, disposal and levelling are the largest variable in the whole job. Get them on the quotation as separate lines with a stated rate, not as "subject to site condition".
What is the workmanship warranty, in years? Material warranties of 15 or 25 years are common and mostly reflect the manufacturer's confidence in the wear layer. Viva Floor publishes 25 years on residential material and five years on workmanship. Five is the number that covers an installation fault.
What is excluded? Citra Aladdin is explicit that its warranty excludes water leakage damage, subfloor moisture problems, uneven flooring and improper use. That is a fair set of exclusions, and it is also a list of the things most likely to go wrong, so read your own supplier's version.
Is the site measurement free, and is it credited? Unique Home offers a free on site measurement across Selangor and Kuala Lumpur and says areas further from its base may carry a transport charge on large projects. Citra Aladdin charges RM100 and credits it in full against the initial deposit. Both are reasonable. Neither is a surprise if you ask first.
One last, unglamorous piece of advice. QueensFloor publishes an official purchase policy warning customers that payments to personal or non official accounts are strictly prohibited, that the company will not be responsible for problems arising from unofficial transactions, and that buyers should insist on an official sales order, invoice and receipt. No other supplier in this set says it out loud, but it applies to all of them. Pay the company, keep the invoice, and the warranty is worth something.
