Penang's coworking scene has grown well past a single well-known name in Pulau Tikus. It now spans a KL-headquartered chain with a genuine island branch, a global serviced-office network with centres on both sides of the channel, a homegrown flagship inside a restored 1930s bank building, and a handful of independent operators — some built for George Town's freelancer crowd, others specifically serving Seberang Perai so mainland-based teams don't have to cross to the island every day.

Eight operators with a genuine, checkable Penang presence: a KL-headquartered chain (Common Ground) and its new sister brand (the Hive Seafront), a global network (Regus, part of IWG), homegrown George Town names (Infinity8 Reserve, MASCO, Settlements, @CAT) and one mainland-specific operator in Seberang Jaya (Bersama-Sama). Prices were re-checked against each operator's own website on 1 October 2026; Regus's site blocked automated checks that day, so its figures date from August 2026. On 1 November 2026 we re-read the published rates at Settlements (RM30 day pass, RM320 hot desk, RM400 fixed desk), MASCO (RM400 hot desk, RM599 fixed desk), Bersama-Sama (RM380 dedicated desk) and the Hive Seafront (hot desk from RM499, private office from RM799) and found them unchanged; the Hive's new-member promotions have rolled over into November.
Common Ground — the KL Chain's Penang Branch
Common Ground's Penang branch — part of the same network that spans Kuala Lumpur, Selangor and Penang — occupies the second floor of Moulmein Rise Shoppes in Pulau Tikus, one of George Town's most established commercial pockets just outside the city centre. The roughly 18,000 sq ft floor mixes hot desks, dedicated desks, private offices and meeting rooms with an in-house café, call booths and board rooms. Common Ground's own day-pass page lists Penang from RM50 a day (weekdays 9am–6pm, closed weekends and public holidays, coffee and tea included), and its hot-desk page starts from RM399 a month network-wide; listing sites quote this branch at RM499 for a hot desk and RM699 for a fixed desk, so ask for the Penang rate when you enquire on 04-297 9677. It's the most corporate-polished option on this list if you want a KL-standard floor without leaving the island.
Regus (IWG) — the Widest Spread, Island and Mainland
Regus, part of the global IWG group, has the broadest geographic coverage of any operator here, with centres at Hunza Tower in Gurney Paragon and Menara Boustead in George Town, a third inside iDEAL @ The One near Bayan Lepas and Penang International Airport, and a fourth across the channel at Wisma Pantai in Butterworth. Plans run from hot desks and virtual offices — quoted from around RM85 a month for a mailing address — up to fully serviced private offices, with Menara Boustead's coworking desks listed from roughly RM555 per person a month. It's the pick if your business needs a registered address on both the island and the mainland.
Infinity8 Reserve George Town — a Homegrown Flagship in a Heritage Bank
Infinity8, a Malaysian flexible-workspace operator, opened its Penang flagship in 2024 inside the former Standard Chartered Bank building at No. 2 Beach Street — a four-storey, roughly 25,000 sq ft heritage landmark completed in 1930 in the middle of George Town's UNESCO World Heritage core. It was the brand's 11th centre nationwide and its first in northern Malaysia, offering flexible seating, dedicated desks, private suites and meeting rooms alongside business-support services like mail handling and 24/7 access. The centre does not publish prices online; its front desk is staffed Monday to Thursday 8.30am–5.30pm and Friday 9am–5pm (closed weekends), and enquiries go to +60 18-969 0566 on WhatsApp. Worth a look if a heritage-building address matters to your brand.
MASCO Coworking Space — Penang's Largest Floor, Built for Volume
Spread over three levels (units 33-1-123A to 33-3-123C) inside Prangin Mall in the heart of George Town, MASCO bills itself as Penang's biggest coworking operator, with close to 66,000 sq ft housing roughly 100 resident teams. The space mixes open desks, semi-private cabins and private suites with a pantry, a games room (pool, darts, video games), a surau and mall parking, and it is open 10am–10pm daily. Its homepage lists a 10-day pass at RM250, hot desks at RM400 a month and fixed desks at RM599 a month, meeting rooms at RM50 per person for 5 hours or RM80 for 10 hours, and a function room at RM750 or event space at RM2,000 per 4 hours; private suites are quoted on request. It's the practical, high-capacity option for freelancers who want a big floor and long opening hours.
Settlements — George Town's MSC-Status Coworking Veteran
Settlements has been running since March 2018 from the 8th floor of Livingston Tower (unit 170-08) on Argyll Road, one of only two Multimedia Super Corridor (MSC)-status buildings in Penang — a status that can matter if your company needs MSC incentives. The roughly 18,000 sq ft space overlooks George Town, and its own pricing pages list a RM30 day pass and a RM110 five-day pass (the overview table shows RM99), both limited to weekdays 9am–5pm; a monthly hot desk at RM320 or fixed desk at RM400, both with 24/7 card access; and a RM80-a-month virtual office on a six-month minimum. Monthly members can add a mailing address for RM50 a month, and private suites are quoted on request (04-371 0299). It leans toward independent creative professionals and small growing teams rather than large corporates.
@CAT Penang Co-Working Space — State-Backed, Built for Startups
Run inside Wisma Yeap Chor Ee at the corner of Pengkalan Weld and Gat Lebuh China in George Town's heritage core, @CAT (Creative, Analytics, Technology) is a Penang state government-linked initiative built to grow the local tech and startup ecosystem, layering mentorship, workshops and networking events on top of desk space. Pricing is entry-level: hot desks from RM25 a day, a 10-day pass at RM150, or a fixed-desk Platinum Pass at RM300 a month. It's the cheapest way onto this list, and the one most oriented toward founders over remote corporate staff.
Bersama-Sama Coworking Community — Seberang Jaya's First Coworking Space
For teams based on the mainland, Bersama-Sama Coworking Community has been running since January 2018 as Seberang Jaya's first coworking space, on the second floor of 26B Jalan Todak 2 — the same shoplot as 7-Eleven, opposite Sunway Carnival Mall and on Rapid Penang bus route 703. It's a small, community-run setup: a community area for about 12 people, two private offices, an 8-seat conference room and a 25-person event space. Its own site lists dedicated desks at RM380 a month (including 10 hours of conference-room use, free snacks and drinks, and 15% off event-space hire), the conference room at RM35 an hour on weekdays or RM45 on Saturdays, and the event space at RM60 or RM70 an hour. Bookings go through WhatsApp on 010-926 9343. A useful option if commuting to George Town island daily isn't practical.
The Hive Seafront — Common Ground's Sister Space in a Heritage Bungalow
The Flexi Group, which runs Common Ground, opened the Hive Seafront in George Town at the turn of 2026 (announced 6 January) as the first Malaysian outpost of the Hong Kong-founded Hive brand and the group's second Penang site. It fills a restored 1920s bungalow at 48C Jalan Sultan Ahmad Shah, beside the Penang Club and Runnymede Hotel and a short walk from the E&O Hotel: about 15,000 sq ft for up to 250 members, six meeting rooms, Peranakan tiles, indoor gardens and 24/7 access. Its published rates are hot desks from RM499 per person a month, private offices from RM799 per person a month, and virtual-office or special rates from RM80 a month. Every Tuesday is an open day with a free hot desk and coffee, which is the easiest way to try it. Contact: 04-411 6368. Pick it over Common Ground's Pulau Tikus floor if you'd rather work in a heritage house by the sea than above a mall.
One mainland name to strike off your shortlist
CoHere Co-Working Space at Icon City, Bukit Mertajam still turns up on coworking directories and older round-ups as a mainland option with 24/7 access. It is no longer operating: its Google listing is marked permanently closed, its Facebook page is gone, and the cohere.my domain no longer belongs to the business. We removed it from this list in August 2026 — worth knowing before you drive out to Icon City on the strength of a directory entry.
Final Word
One thing to flag before you tour any of these: Beach Street's heritage bank building has changed hands once already — IWG's own Spaces brand ran a flagship there from 2019 until its closure, and Infinity8 has since taken over the same address with its own fit-out. It's a reminder that even a landmark building doesn't guarantee a permanent tenant, so confirm current occupancy and pricing directly with the operator rather than relying on older articles or directory listings. Beyond that, the choice mostly comes down to geography and budget: George Town island covers the polished end (Common Ground, the Hive Seafront, Infinity8, Regus) down to the budget end (MASCO, @CAT, Settlements), while Seberang Perai's remaining mainland options (Bersama-Sama and Regus's Butterworth centre) exist specifically so you don't have to cross the channel for a desk every day.
How to pick
Work down four questions in this order. Which side of the channel do you actually work from? If it's Seberang Perai, Bersama-Sama or Regus Butterworth saves you the bridge or ferry twice a day, and nothing on the island is worth that commute. Do you need an address or just a seat? A registered business address, mail handling and a receptionist point you to Regus, Common Ground or Infinity8; a place to work three days a week points you to MASCO, Settlements or @CAT. What's your monthly ceiling? Under RM350 a month realistically means @CAT (RM300 Platinum Pass) or a Settlements hot desk (RM320); RM380–400 buys a dedicated desk at Bersama-Sama, a fixed desk at Settlements or a hot desk at MASCO; around RM500–800 opens Common Ground and the Hive Seafront. And do you need the community, or just the wifi? @CAT layers mentorship and startup events on top of the desk, Settlements skews to independent creatives, and Common Ground and Regus are the quietest, most corporate floors. Whatever you shortlist, call or walk in before you pay — Penang's coworking scene has now lost two named spaces (Spaces Beach Street and CoHere) in the space of a few years, and directory listings are the last thing to catch up.
