Search for aircond servicing in Johor Bahru and the first page is a wall of sites promising the cheapest price in town. Most of them never print a ringgit figure. The ones that do use the same four words, normal service, chemical wash, overhaul and gas top-up, to mean quite different jobs.

So this is not a ranking of who does the best work. On 15 September 2026 we read the price pages of seven operators that serve JB, Skudai, Tebrau, Masai and Iskandar Puteri, on each operator's own website, and wrote down exactly what each price includes. Where an established firm publishes no service prices, we say so, because that is useful to know before you call.

What the three service levels actually mean

Normal service (also called general service or servis biasa) is the quick visit. At Triair it lists three things: clean the air filter, clean the housing and check gas pressure. JB Cool Care's version adds brushing the coil, flushing the drain and cleaning the blower. The unit stays on the wall.

Chemical wash means the indoor unit is taken apart and the coil and blower are washed with a cleaning chemical. JB Cool Care says the unit is taken off the wall. Triair's chemical service includes cleaning the outdoor unit and gas. This is the job most people actually need when an aircond smells, drips or blows weak air.

Overhaul goes further: the whole indoor unit is removed, opened up and each part washed separately. Few JB operators price it. MasterCoolCare lists a full chemical overhaul at RM160, only RM10 more than its chemical wash, so ask what the extra covers.

How often to service

There is no official interval. The Energy Commission's home energy guide (Suruhanjaya Tenaga, 2020 edition) only says to maintain the unit regularly, including the filter and heat exchange coil. Daikin recommends a service every six months and cleaning the filter at least once every two weeks. Among the JB operators, Triair says at least once a year, Kaili says every three to six months for homes, and JB Cool Care says every three to four months with daily use. Cleaning the filter yourself between visits is free and does most of the day-to-day good.

Three things to check before you book

  1. Price the whole house, not one unit. A three-bedroom home with three 1.0HP wall units pays RM180 for a normal service at Triair, RM270 at JB Cool Care or MasterCoolCare, and RM420 on Daikin's Go Clean Basic.
  2. Ask whether gas is included. Triair's chemical service says it is. Daikin's Go Clean says it is not. JB Cool Care and MasterCoolCare charge RM120 for a wall unit.
  3. Ask for the warranty in writing. Only three of the seven publish one, from 30 days to three months.

A pattern worth knowing about

Aircond servicing is a lead-generation business, and many sites are landing pages rather than companies. Two things we found on 15 September: JB Cool Care and MasterCoolCare publish the same address at Taman Rinting with different phone numbers and near-identical prices, and NHS Management's JB page uses the same wording and the same RM99 and RM320 figures as a Kuala Lumpur company's JB landing page. None of this means the work is bad. It does mean you should ask who is actually sending the technician, and get the company name on the receipt.

How to pick

Start with the job, not the price. If the aircond is cold and just due for a routine visit, a normal service from one of the operators with a full price list is fine, as long as you know what it includes. If it smells, drips or has lost cooling, compare chemical wash prices for your unit's horsepower, and ask whether gas is included. Then ask each shortlisted operator for three things by WhatsApp: the per-unit price for your exact HP and unit type, any transport or inspection charge, and the warranty. A firm with an address, a registration number and a written warranty is worth a few ringgit more than a site with only a phone number.
