Perak is one of Malaysia's furniture-making states. The industrial parks around Lahat, Pengkalan and Menglembu, on the south-western edge of Ipoh, are full of sofa, cabinet and mattress makers, and a handful of them open their factories to the public. Buying there can save real money, but "factory outlet" covers everything from a manufacturer's own showroom to a retailer with outlet pricing. This list separates the two so you know who you are dealing with.
How to choose a furniture factory outlet
Know who made it. A true factory outlet makes what it sells, so it can resize a sofa or change the fabric and stand behind the frame. TD Furniture, Lazio and Taichin are makers; Goodnite makes its mattresses in Selangor; Homerley and Recafi are retailers and wholesalers.
Read the warranty in parts. Sofa warranties are split. Lazio gives 10 years on the frame but 3 on foam and 1 on recliner motors, which is typical. A long frame warranty means little if the cushions sag in year two.
Ask what the board is. For wardrobes and cabinets, ask whether the carcass is solid wood, plywood, particleboard or MDF, and its formaldehyde-emission grade. Malaysia's standard for wood-based panels is MS 2705:2021. E0 or E1 board is what you want for a child's room.
Price the delivery before you fall in love. Delivery inside Perak is usually free from the Lahat makers, but KL and Selangor cost RM200 to RM250 from TD unless you spend RM2,000.
Check the refund policy. TD offers replacement or store credit, not cash back, and wants problems reported within three days of delivery. Unwrap and inspect while the delivery crew is still there.
When to buy
Furniture makers here run their biggest markdowns around year end and the festive seasons. On 30 October 2026 Goodnite's online store had a Year End Mega Sale, headlined by a RM2,999 Super Combo of an L-shape sofa, TV cabinet and coffee table (listed at RM5,498), with no end date published. TD's site offers 10% off a first online order for newsletter sign-ups. Homerley's last warehouse sale ran 2 to 10 October. Two tips: a sale price on a website is not always the showroom price, so show the listing at the counter; and check that a bundle's pieces match your room before you pay the deposit, because a combo price usually cannot be split.
How to pick
If you are furnishing a whole home in Perak or Penang, start at TD Furniture's Lahat HQ: it has the widest range, free delivery and same-day installation on stock items. If the sofa is the priority and you want it built to measure, go to Lazio in Ipoh town. If you already know the style and want the lowest price, send the specs to Taichin for a factory quote. For a bed or mattress, the three Goodnite outlets carry the maker's own range at its own prices. For a quicker, design-led buy in town, try Homerley, and for wholesale-style pricing on request, Recafi in Menglembu.
Plan a Saturday route: Lahat (TD and Taichin) in the morning, Menglembu (TD's PHL showroom and Recafi) before lunch, and Ipoh town (Lazio, Homerley, Goodnite on Jalan Tambun) in the afternoon. Bring room measurements and photos of your doorways and stairs.
